Mortgage advice with a team behind you

When you work with me, you also benefit from the experience and support of Lianne Tierney. We work closely together on every file — reviewing lender options, comparing rates and mortgage features, running different scenarios and calculations, and working through strategies to find the right solution for each client.

We each bring a different perspective to the process, and we work together from application to closing. It means your mortgage benefits from two experienced professionals — asking questions, exploring options and making sure we’ve looked at the whole picture.

Meet Brigitte

Brigitte brings more than 23 years of experience in the financial industry, including over 13 years specializing in mortgages. She was proud to be recognized as a Top 5% mortgage professional within her previous brokerage network.

Over the years, Brigitte has helped clients with everything from buying their first home and refinancing to navigating more complex situations that require a little more strategy and creativity. Her extensive financial background allows her to look beyond the basic numbers, explore different options and find solutions that truly fit each client’s circumstances.

Brigitte is also known for being patient, approachable and easy to talk to. Her client reviews often mentions how she takes the time to explain everything clearly, answers questions without judgment and makes a complicated process feel much easier. She works hard for her clients and wants them to feel confident knowing that someone knowledgeable and experienced is genuinely in their corner.

Bilingual in English and French, Brigitte proudly helps clients throughout Ottawa, Eastern Ontario and the surrounding communities.

Outside of work, she is a wife, a mother of three. She also loves interior decorating and when she has time, she even renovates miniature dollhouses. She enjoys being creative, taking on a challenge and seeing the potential in something, both in her personal life and in her work.

Meet Lianne

Lianne’s career in the industry began in real estate in 2010, giving her an early understanding of both the emotional and practical sides of buying a home. After having her first child in 2014, she decided to transition into mortgages, a career that allowed her to use her analytical skills, work through different financial scenarios, crunch numbers and, of course, create a good spreadsheet.

In 2017, shortly after welcoming her second child, Lianne began working as an administrator for a mortgage agent while completing her mortgage agent course and managing a restaurant. She became licensed in early 2018 and is now a Mortgage Agent Level 2 with more than eight years of experience as a licensed mortgage professional.

Today, Lianne works alongside Brigitte, bringing a strong understanding of mortgage financing, a sharp eye for detail and a natural ability to work through numbers and complex scenarios. You can count on Lianne to work quickly and accurately, stay on top of every detail and find ways to make even the most complicated processes more efficient. Her ability to develop organized systems and streamlined processes helps keep each file moving forward smoothly from beginning to end.

Outside of work, family is everything to Lianne. She has a passion for competitive swimming and camping and loves spending time with the people who matter most to her.

Frequently Asked Questions

Do I need to be a first-time homebuyer to buy with as little as 5% down?

No. You do not have to be a first-time homebuyer to purchase with less than 20% down. Depending on the purchase price and your situation, you may be able to buy with a minimum down payment starting at 5%. If you put less than 20% down, the mortgage will generally need mortgage default insurance.

Can I still get a mortgage if my bank said no?

Possibly. Different lenders have different rules, and a bank decline doesn’t always mean you’re out of options. I’ll look at the full picture — income, credit, down payment, debts, and the property — and see what alternatives may be available.

What should I avoid doing after I’m pre-approved?

Try not to take on new debt, finance a vehicle, open new credit accounts, miss payments, or make major changes to your employment without discussing it first. Changes to your finances before closing can affect your final mortgage approval.

I’m pre-approved. Can I make an offer without a financing condition?

I generally don’t recommend it. A pre-approval is not a final mortgage approval. Once you have an accepted offer, the lender still needs to review the actual property and confirm that your application meets all of their conditions. Keeping a financing condition gives you time to get that final approval before you’re committed to the purchase. CMHC specifically notes that even with a mortgage pre-approval, buyers still need final mortgage approval during the conditional-offer period.

Do mortgage brokers only work with private lenders?

No. Mortgage brokers work with a wide range of lenders, including major banks, credit unions, monoline lenders, alternative lenders, and private lenders when needed. The goal is to find the lender and mortgage that best fit your situation — not to push you toward private lending.

Do I have to pay a mortgage broker?

In many residential mortgage transactions, there is no direct broker fee to the client because the lender pays the brokerage. In some situations, such as certain alternative or private mortgages, a brokerage fee may apply. If there is ever a fee, it should be clearly explained before you proceed.
